"Oil or poly?" is the most common — and most muddled — question in floor finishing, because the words mean different things to different people. Here is the plain-English version: how each one protects timber, how they age, and which suits your floor.

Polyurethane is a surface coating that cures into a hard, protective film on top of the timber. It is sold as water-based (water carrier, dries clear) or oil-based / solvent (solvent carrier, dries amber). Both are films; the difference is the carrier and how they age.

The one distinction that clears up the confusion: a penetrating oil protects from inside the wood and leaves no film. A polyurethane — water- or oil-based — protects with a film on top. "Oil-based poly" is a film, not a penetrating oil.

Surface films vs penetrating finishes

The real fork in the road is not the brand or the carrier — it's whether the finish forms a film or soaks in. Everything else (clarity, sheen, repair method) follows from that.

Surface finishes (polyurethane)

A polyurethane builds a continuous, sacrificial layer of cured plastic over the boards. Foot traffic, grit, water and spills hit the film, not the timber. That makes poly highly water-resistant and the easiest surface to wipe clean. The trade-off: when the film eventually wears through in a traffic lane, the only fix is to abrade and recoat the whole area — you can't seamlessly patch a film.

Penetrating finishes (oil)

A penetrating oil or hardwax-oil cures inside the wood. There is no film to wear through, so the surface keeps the texture and feel of real timber rather than a coated look. Protection is more about water-repellency than a hard barrier, which is why oiled floors want spills wiped reasonably promptly. Water-based vs oil-based polyurethane

If you've decided on a film, the next choice is the carrier. Modern water-based polyurethanes have closed almost all of the durability gap that once favoured solvent finishes, while keeping clear advantages in odour, dry time and colour stability.

Dry time and downtime

Water-based poly dries fast — you can often recoat the same day and walk on it in socks within hours. Oil-based poly dries slowly, typically needing a full day between coats, which stretches the job and the time the room is out of use.

Odour and VOCs

Water-based finishes are low-odour and low-VOC, so the space is liveable far sooner. Oil-based finishes carry a strong solvent smell and higher VOCs during application and cure, needing good ventilation and a longer wait before re-occupying.

Colour, now and later

This is often the deciding factor. Water-based poly dries clear and stays clear — it keeps the timber's true colour and is the right choice for pale, grey or white-washed floors. Oil-based poly lays down a warm amber tone immediately and continues to yellow and deepen with age and UV. Amber can be exactly what you want on a traditional oak floor — or exactly what you don't on a light Scandinavian look.

Durability and cost

Both are durable in a normal home. Premium water-based topcoats — especially two-component (2K) systems — match or beat oil-based poly for abrasion and chemical resistance. Oil-based poly is usually cheaper per tin but the slow dry adds labour time. Judge total value by product grade and number of coats, not the carrier alone.

Look, feel and sheen

Finishes are sold in a sheen ladder — extra-matt, matt, satin and gloss — and the choice changes both the look and how forgiving the floor is day to day.

Penetrating oils give the most natural, low-sheen result: the surface reads as bare timber with a soft, matt depth and a tactile grain you can feel. Polyurethanes can be ordered in any sheen too, but even a matt poly looks subtly more "coated" than an oil because there is a film catching the light.

Sheen also has a practical side. Lower sheens hide scratches, dust, footprints and pet hair far better than gloss, which is why matt and satin dominate modern homes. Gloss is dramatic and easy to clean but shows every mark and scuff under raking light. If a floor takes heavy daily life, a lower sheen will look good for longer between attentions.

Durability and traffic

Oiled floors

Day-to-day care is sweeping and damp-mopping with an oil-soap cleaner, plus a maintenance-oil refresh in high-wear zones from time to time. The standout benefit is spot repair: a scratch or worn patch is cleaned and re-oiled to blend in, with no sanding and no full recoat. It's more frequent attention, but each fix is small, local and DIY-friendly.

Polyurethane floors

Poly asks for less attention between major services — regular sweeping and a pH-neutral wood cleaner keep it going. But you can't spot-repair a film seamlessly; when it dulls or starts wearing through, the fix is a buff-and-recoat of the whole floor or room. Done before the wear reaches bare timber, that recoat is cheap and quick and resets the surface.
